72-73 Princes Street, Edinburgh

72-73 Princes Street is a mid-19th century building with later additions, featuring a four-storey, two-bay structure with an attic used as a shop. The exterior is made of polished cream sandstone ashlar. The upper floors are framed by channelled pilasters and cornices. The ground floor has a modern shopfront. The first and second floors each have a single projecting timber bay window with quadrant ends, and the central section is bipartite with Corinthian pilasters. The third floor contains a pair of architraved bipartite windows, and the cornice and panelled parapet are interrupted by a pair of wallhead dormers that have segmental-headed pediments. The parapet is topped with urn finials. The building has UPVC tilt and turn windows and a mansard roof covered in grey slates. Inside, the ground floor is occupied by modern retail premises.
