12 Woodhall Road, Edinburgh

This building at 12 Woodhall Road in Edinburgh dates from around 1840 and is a two-storey and basement, three-bay asymmetrical multi-gabled cottage-style villa situated on a sloping site. It features deep bracketed eaves, bargeboarding, and a gothic porch. The exterior is constructed of snecked rubble with ashlar quoins and window mouldings. The central gable on the south side is advanced, with a broader gable to the left, each having a single window on both floors. The decorative gothic porch is located in the re-entrant angle to the right and includes four latticed gothic lights on the return and decorative scroll detail on the tympanum. A timber panelled door is set in a stop-chamfered droved ashlar surround, with a single window above the porch. The rear (north) side has three storeys and three bays, featuring a central timber panelled door and a later projecting extension, with regular fenestration elsewhere.

The windows predominantly have six- and eight-pane glazing in timber sash and case style. There is a tall coped stack breaking the eaves on the west side and a rendered stack on the east. The roof is covered with graded grey slates, with fish-scale slates on the porch.

Inside, the villa includes a staircase with timber barley-twist balusters.

The property is enclosed by a low ashlar coped boundary wall, complemented by wrought-iron railings featuring fleur-de-lys heads and a two-leaf gate in the same style.
