294, 296 Portobello High Street, Edinburgh

294 and 296 Portobello High Street is a later 19th-century, two-storey, four-bay terraced building that features shop accommodation on the ground floor. The front is finished in polished ashlar, while the rear is constructed from rubble. There is a band course between the ground and first floors, a dentilled cornice (except on the outer left), and a cill course. The cornice and blocking course are raised above the line of the adjacent terraced buildings.

On the southwest elevation facing Portobello High Street, there are windows in each bay on the first floor. The entrance features a panelled door with a rectangular plate glass fanlight above it, with a bay to the inner left providing access to No 296. There is a window between the inner bays, and a deep-set door in the bay to the inner right. The shopfront for No 298, located in the outer right bay, is in a similar style, with a single window to the left and a deep-set door to the right.

The northeast elevation at the rear is not fully visible as of 1994. The building has a variety of four-pane timber sash and case windows and a grey slate roof that includes two skylights. There are rendered and coped mutual stacks. The interior was not seen in 1994.
