Description

302 and 304 Portobello High Street is a later 19th-century, two-storey, four-bay building, including a chamfered corner bay, that forms the end of a terrace and features shop accommodation at the ground level. The exterior is finished in polished ashlar and includes a band course between the ground and first floors, a dentilled cornice, a cill course, and a cornice with a blocking course.

On the southwest elevation facing Portobello High Street, there are windows in each bay on the first floor. The outer left bay has ornamental-panelled pilasters and consoles supporting a fascia, which is now used as a shop window. The central bays feature a four-pane plate glass shopfront, while the canted corner bay has a door flanked by consoles. A metal fascia at the eaves displays faded lettering that advertises a restaurant and tea rooms at Melville House.

The southeast elevation on Bellfield Street has two bays, with windows in each bay on the first floor. It continues the shopfront of No 304 Portobello High Street, featuring a two-pane plate glass shop window and a console in the outer right of the left bay, which supports a cornice. There is a corniced and pilastered doorpiece with a squared pediment above, leading to a panelled door in the right bay. This door has a deep-set panel with patterned glass in the upper panels and a patterned glass rectangular fanlight above, providing access to No 2 Bellfield Street.

The building features a variety of windows, including four-pane and six-pane timber sash and case windows. There is a piended tripartite dormer window in the inner left bay. The roof is covered with grey slate and includes three single-paned skylights on the southwest side and one on the southeast side. The roof apex has rendered and coped mutual stacks, as well as sandstone ashlar stacks. The interior was not seen during the last assessment in 1994.
