286 Portobello High Street, Edinburgh

This building at 286 Portobello High Street in Edinburgh dates from the earlier 19th century and has undergone some later alterations. It is a two-storey structure with a basement, featuring a symmetrical three-bay square plan and a stair tower at the rear. It marks the end of a terrace that includes Nos 254-284. The exterior is constructed of droved ashlar stone with rubble sandstone at the basement and squared and snecked stone on the southeast elevation, while the rear has a harled turnpike finish. There is a band course between the basement and ground floors, and a cill course at the first floor.

On the southwest elevation facing Portobello High Street, there are three steps leading to a modern flush door with a plate glass square fanlight above it, situated in the center. Windows are present on each floor and in each bay, including the basement.

The northeast elevation at the rear has not been seen since 1994. The first-floor windows are timber sash and case with plate glass, while the ground floor features modern windows with a top hopper. The roof is covered with grey slate and has a rendered and coped wallhead stack on the northwest side, with an ashlar, coped wallhead on the southeast. Some original railings remain in place in the basement area. The interior has not been seen since 1994.
