86, 88, 90 Grassmarket in Edinburgh is a Baronial tenement building designed by John Lessels around 1880. It has three storeys and an attic, featuring two bays and shops on the ground floor. The exterior is made of squared and snecked bull-faced sandstone with polished dressings, although the ground floor is painted. There is a string course between the first and second floors. Access to the flats is through a timber panelled door on the outer right, while the shops have modern glazing.

The windows are set in basket-arched surrounds, with bipartite mullioned windows on the right and tripartite mullioned windows on the left at the first and second floors. There is a bipartite mullioned window in a corbelled out, crowstepped gable on the left, and a single window in a ball-finialled pedimented dormerhead that breaks the eaves on the right. The building features small-pane glazing in timber sash and case windows, grey slates on the roof, stone skews, and corniced end stacks with circular cans.
