98 Grassmarket, Edinburgh

98 Grassmarket is an early 17th century tenement with later alterations and additions. It has five storeys and an attic, featuring a gabled stair tower on the left and a four-bay nepus gable facing Grassmarket, along with a two-bay gable with a wallhead stack on West Bow. The building is finished in yellow harl with stone margins.

On the southeast elevation facing Grassmarket, the advanced pitch-roofed stair tower on the left has five small windows that light the stair and a small wallhead stack. To the right, the recessed four-bay block includes a small window on the left at ground level, a timber boarded door in the centre, and a modern window on the right. There is a string course between the ground and first floors. The windows are regularly arranged, with paired windows in the centre at the first floor and two small windows in the nepus gable of the attic.

The east elevation facing West Bow features a timber boarded door on the right at ground level, a blocked door with an inscription on the outer right, and single windows on the left at each floor up to the attic. There are also four smaller, irregularly placed windows with diamond-pane glazing on the right.

The building has 12-pane glazing in timber sash and case windows, with fixed diamond-paned glazing on West Bow. There is a massive end stack on the west side and corniced apex stacks with circular cans on the gables. The roof is covered with grey slates, and the skews are ashlar-coped.
