11, 13, 15 Victoria Street, Edinburgh

11, 13, and 15 Victoria Street is a later 19th century tenement building with a 20th century brick extension at the rear. It is a four-storey structure with three bays, rising to six stories at the back, and has a bowed facade that follows the street line. The exterior is made of coursed stugged sandstone, which is painted at the ground level. There is a cornice at the ground floor and a narrow eaves cornice above. The windows have lugged surrounds, with projecting cills on the second and third floors.

Access to the flats is through a door on the outer left, while there is a shop door and three large windows with modern glazing on the ground floor. The building features regular fenestration, with both original and later windows that have projecting cills on the west side elevation. The second and third floors have 12-pane glazing in timber sash and case windows, while the first floor has plate glass in timber sash and case windows. The ground floor shops have modern glazing. The roof is covered with grey slates, and there is a stone skew to the right with a corniced skewputt. Additionally, there is a corniced end stack to the right with circular cans.
