This building is a 17-bay terrace of shops designed by George Smith in 1843, located on Victoria Street in Edinburgh. The terrace features 2- and 3-bay shops, with two storeys on the east side and two storeys plus a mezzanine on the west side, following the incline of the street. The exterior is made of painted ashlar stone. There is a base course, an eaves cornice, and a blocking course. The first floor and mezzanine windows are aproned and are set within round-arched moulded surrounds that have bracketed key-blocks. Most of the shop fronts have been altered in the later 19th century, and there is a later decorative cornice with consoles at No 32. The pavement and railings of Victoria Terrace, which are separately listed, are situated above the terrace.
