Description

12 Wester Coates Gardens in Edinburgh is a Jacobean L-plan villa built in 1906 by John Watherston and Sons. The building is two storeys high, with three storeys at the rear, constructed from squared and snecked sandstone rubble featuring polished dressings. It has a moulded band course between the ground and first floors, along with skews and skew-putts on the gables. Some windows have mullions and transoms.

The south elevation features an advanced gabled bay on the right, which includes a single-storey canted bay at the ground level topped with a raised moulded parapet. Above this bay is a quadripartite window with a relieving arch. At the centre of the ground floor, there is a panelled timber door with a bipartite fanlight. A gabled dormer with a tripartite window is located above on the first floor. To the left of the door, there is a bipartite window, while the left gabled bay has widely spaced windows on both floors, positioned beside a chimney-breast. The elevation also features a gablehead stack. The west side elevation has principally bipartite windows arranged irregularly, with a recessed door in the gabled bay towards the right and a mullioned and transomed six-light window above it. A wallhead stack is located at the centre, and to the right of the east elevation, there is a two-storey canted bay with a parapet.

The villa has leaded windows and a grey slate roof, with tall, coped wallhead and gablehead stacks, as well as painted cast-iron rainwater goods.

The property is complemented by coped, squared and snecked boundary walls that feature coursed, corniced gate piers topped with large acorn finials.
