Description
This is a substantial, asymmetrical Italianate villa, likely dating from around 1870. The villa is constructed of cream sandstone ashlar, featuring a swept roof and deep eaves supported by brackets. A substantial boundary wall, constructed of stepped rubble with a coped ashlar balustrade to its upper section, runs along Charlotte Street. Three square ashlar gatepiers mark the southern corner angle of the property, with the tallest inscribed “Hapland”.
The eastern, or entrance, elevation showcases an advanced bay to the right and a recessed bay to the left, which incorporates a lean-to verandah with an ashlar porch in the re-entrant angle. The verandah and porch roof is supported by ashlar piers and features a timber roof with a pierced timber frieze below the eaves. The porch features a round-arched doorway with broad moulded reveals, a pair of panelled doors, and a three-light fanlight incorporating small square stained glass panels. A large, half-glazed vestibule is accessed through a fanlit door. A mullioned and transomed French window, formerly providing access to a conservatory, is located on the eastern face of the porch. A window to the first floor is positioned above the porch and flanking to the right in the re-entrant angle. The advanced bay to the right features a modern squared window bay at ground level, and a tripartite window at first floor.
The southern elevation is three bays wide, with a window at ground and first floor to the centre and outer left, and a four-light bowed window at ground level to the outer right. It has deep bracketed eaves and a low, semi-conical roof. A bipartite window is situated to the first floor above.
The western elevation is four bays wide and features a squared window bay to the outer left, arranged as 1-3-1. It also features bracketed eaves and a low, half-piend roof. A tripartite window is positioned to the first floor above, with the remaining bays arranged symmetrically.
The windows are sash and case, with single panes to the lower sashes and two panes to the upper sashes, while casement windows feature a single pane to each light. The roof is grey slate, topped with tall, corniced ashlar stacks.
Inside, the villa boasts lead-pane glazing with portrait stained glass panels in the upper sections of the drawing room’s bow window, alongside fine timber panelled doors with moulded doorcases and decorative timber chimney pieces.
A former coach house, now known as The Mews and located at 50 Charlotte Street, has been converted for residential use. This is a single-storey and attic, asymmetrical block constructed of cream stugged and snecked rubble with ashlar dressings. It features base courses, overhanging bracketed eaves, and plain bargeboarded gables. The western elevation showcases segmental-arched carriage openings, now filled with glazed screens, and gabled windows breaking the eaves. A slightly lower, gabled wing advances to the outer right, while a single-storey wing to the left forms a T-plan. The coach house also has timber sash and case windows, a grey slate roof, and cast-iron rainwater goods.
