Description
117 High Street in Montrose is a mid-17th century house with 18th century additions and alterations. It has two storeys and a basement, featuring a six-bay rectangular plan with additional structures that create a shallow L-plan. The exterior is finished with lined render and plain margins, which are painted.
On the south elevation, there are two basement windows, two blocked windows, and six ground floor windows, including a tripartite window on the east side. A band course runs above, raised on the east side and becoming a ledge on the west. The first floor has five windows, one of which is blinded.
The east elevation features a two-bay gable end on the left with one basement window. To the right is a wing with an off-set door, a lean-to structure, and a window above. The right side has a rubble stone gable end and another rubble stone wing that adjoins 117 High Street, with a door on the left.
The north elevation shows an extending gable end and wing on the left, with a two-bay central section that has an advanced ground floor and basement. There is a door in the basement to the right and an advanced two-bay section to the right. A stone flight leads to the entrance door on the principal floor, which is sheltered by a triangular canopy supported by tapering cast-iron columns. There are windows to the right and a glazed lantern lamp standard at the foot of the steps.
On the west elevation, there is a single-storey two-bay wing that adjoins 117 High Street, forming a courtyard. It has a window on the left and a door on the right.
The building features 12-pane and one 12-pane timber sash and case windows, a grey slate roof, stone skews, and a rendered ridge stack at the centre, with gablehead stacks on the east and north sides.
Inside, the entrance hall has a depressed arch with a panelled soffit, and there is another arch in the hall corridor. The principal room on the ground floor has a classical timber chimney-piece, and there is another in the dining room to the east. The kitchen fireplace in the basement includes a saltbox.
The boundary walls are made of rubble stone and form a garden to the east and south, with the eastern wall being part of the churchyard.
