Description

92 High Street in Montrose is an early 19th-century, four-storey, three-bay tenement that forms part of an irregular terrace with shops on the ground floor. The exterior features painted lined render and includes a cill band course at the first floor with plain margins.

On the east elevation, there is a shopfront to the right at ground level, with a doorway and pend to the left, both set in elliptical-headed recesses framed by pilasters. A fascia runs beneath the first-floor cill cornice, while the first to third floors are arranged symmetrically.

The north elevation is adjacent to 88 High Street, and the south elevation adjoins 96 High Street.

On the west elevation, there is a pend entrance to the right at ground level, with three openings to the left in the pend, one of which is blocked on the right. A single-storey building adjoins to the left. The fenestration above is irregular, featuring stone-mullioned bipartite windows at the first and second floors, and a small window at the third floor to the right. There are also windows at the first and second floors to the left, and a small window at the third floor on the splayed corner.

The front of the building has 12-pane timber sash and case windows, while the rear features a variety of window styles. The roof is twin-pitched and covered with grey slate, with a sandstone and brick gablehead stack to the north, a brick stack to the south, and a harled stack rising from the eaves to the west.

Inside, there is a spiral staircase leading to the upper floors, featuring a cast-iron baluster and an oculus above.
