Description
22 High Street in Banff is a building dating from 1790, with later additions and alterations. It features a prominent three-storey baronial tower, designed in the style of James Matthews, which was completed in 1867 and faces the High Street. The structure stands tall at three storeys over a raised basement on a sloping site, with three wide bays. The exterior is constructed of random rubble, originally harled, with tooled ashlar margins and dressings.
The High Street frontage showcases the dominant 1867 square tower block with chamfered angles. It includes a segmental-headed entrance on the ground floor, a long segmental-headed window on the first floor with a cast-iron balcony, and a similar window on the second floor that is set under a crowstepped gable with a finial, also featuring a cast-iron balcony. The gables are crowstepped, and there are coped end stacks.
To the rear of the tower, the outer fenestrated bays of the 1790 block are visible. There is a slightly set back early 19th-century single bay wing to the south, which has a segmental-headed pend arch at its base (added in 1969-71) leading to the garden.
The garden front has a wide three-bay layout, featuring a prominent 19th-century three-window advanced bowed bay that incorporates the outer and central bay of the 1790 house. This section is elevated and serves as a balcony for the second-floor wide central lunette. There is also an additional garden door leading to the raised basement. The building has multi-pane glazing throughout, with timber sash and case windows, except for the four-pane ground and first-floor windows in the garden front bowed bay. The main block has margined coped stacks, while the 1867 addition features corniced end stacks. The roofs are covered with slate.
Inside, the building has been divided into four flats since 1969-71. Some windows still have raised and fielded panelled window shutters. A fine late 18th-century carved wood chimneypiece can be found in the ground floor drawing room.
The garden is enclosed by high rubble walls.
