12 Cloghinny Road, Forkhill, Newry, Co Armagh

A large two-storey, three-bay vernacular house with miscellaneous outbuildings, aligned north-south on the west side of Cloghinny Road and traditionally sited close to the roadside. The farm is enclosed by a cement-rendered wall with a pair of wrought-iron gates supported on square-section cement-rendered gate piers topped with pyramidal copings.

The main house features a pitched natural slate roof with tiled verges and brick chimneys to each gable and one between the left and central bays. Half-round metal rainwater goods serve the roof. The walls are lined with cement render and stepped stucco quoins to the façade. All windows are 2/2 exposed box sliding sashes with horns and granite cills. Those on the principal elevation facing east to the road are set within reveals with stop-end chamfered heads.

The principal elevation comprises three bays. The right and left bays each have a window to each floor; those to the right are protected by cast-iron bars. The central bay contains a windbreak porch to the right, with a flat cement-coped roof and decorative cement-rendered parapet, whilst a window occupies each floor to the left. The front east face has a four-panelled timber door; the right and left cheeks are blank. The rear elevation has two windows to the ground floor—one each to the central and right bays—and a window to each bay at first-floor level. The right gable is blank.

A single-storey outbuilding with rubble stone walls and pitched corrugated-metal roof is abutted to the left gable; its exposed section is blank.

To the east of the site are two rubble stone outbuildings with pitched natural slate roofs, each placed with its left gable directly to the road. The northern outbuilding has a pair of tongue-and-groove sheeted doors set to the left of its north face and a tongue-and-groove sheeted door to the right with a small timber infilled window opening above. Its west gable contains an infilled loading door, and the rear elevation has a small window opening to the ground floor centre; the east gable facing the road is blank.

The southern outbuilding is longer with a skewed gable to the road. Its north yard face contains several brick-trimmed door and window openings, including a door to the upper floor set to the left of centre, accessed by external steps. The west gable is blank. The rear elevation has a window opening to the first floor set to the left of centre, and the east gable facing the road has a loading door to the upper floor.

The house is set close to the road within a mature site with a small garden to the front.

A building is shown at this location on the 1862 Ordnance Survey map. Its subsequent development is uncertain as its plot number could not be determined from the Valuation map and hence could not be traced through the Valuation books. On the basis of available evidence, the building is presumed to date to the mid-19th century.
