One and half storey/ two-bay direct-entry vernacular house with single bay outbuilding on left gable. Adjacent to a similar vernacular house (HB16/09/022), both up a lane off Ballykeel Road. Pitched natural slate roof with two rendered and coped red brick chimneys – one to each end of house. That to left gable has a roof-slate pot. Metal skylight to front pitch of left bay (no rainwater goods). Walls are lime rendered over rubble granite with rendered advanced granite eaves course. Principal elevation faces SE. Left bay consists of a narrow advanced rendered brick entrance porch at right with natural slate roof (cat-sliding from main roof) and a t+g sheeted door with original black cast iron letterbox. To its left is an exposed box 3/3 sliding sash window with horns. Right bay has a single similar window (now sheeted over). Left gable is completely abutted by a flush single storey outbuilding with slightly higher roof pitch and rendered brick eaves course. To left end of principal facade is a large doorway (door now gone), the lintel of which has collapsed. Its gable is blank. Rear elevation has a single window opening to right bay of the house and one to the outbuilding.
