Description

East Banks Farmhouse is a farmhouse dating from the late 17th century or early 18th century, with some alterations. It is constructed of slobbered rubble with large quoins and has a stone slate roof. The building has a broad T-plan, consisting of a single-depth, two-unit main range oriented on an east-west axis and facing north. There is a large rear outshut at the center under a catslide roof, along with a lean-to addition at the left end.

The exterior features two storeys with two widely spaced first-floor windows. It has a plinth and a continuous weathered drip-course over the ground floor. The ground floor includes a square-headed doorway that is slightly offset to the left of center, protected by a light pitched canopy supported by wooden struts. To the left of the doorway is a square 8-pane sash window with vertical glazing bars only, and further left is a rectangular fire-window with fixed 9-pane glazing. To the right of the doorway is an oblong 3-light casement window. Above each of the two principal windows on the ground floor is a square 8-pane sash similar to those below. The gables feature corbelled chimneys, with the left chimney being square and more prominently corbelled from a lower level than the right chimney. At the rear, the outshut and second bay are back-to-earth at ground-floor level. The outshut has one square window on each floor of its east side, along with another small window in the rear wall, while the rear of the second bay has a 2-light casement window at the first floor.

Inside, there is a stone partition wall immediately to the right of the doorway, with a 19th-century inserted partition to the left. The housepart to the left contains two boxed lateral beams, while no beams are visible in the kitchen to the right. The dairy and staircase are located in the rear outshut. East Banks Farmhouse is a good example of its type and date and forms a group with a barn located approximately 5 meters to the west and a stable about 10 meters to the north.
