Description

19 and 21 Sandpath Road is a building that was originally two cottages, likely constructed in the late 17th century with some modifications made in the 19th century. The structure is made of whitewashed rendered cob and features an asbestos slate roof with gabled ends and a projecting front lateral stack with set-offs.

The building may have originally served as a hall and inner room within a three-room layout that included a through passage. There is a partition wall at the right end leading to a passage that runs between this building and number 23. If this layout is accurate, the right-hand room, heated by the lateral stack, would have been the hall, while the left-hand room would have been an unheated inner room. It is unclear when the building was divided into two small cottages.

The right-hand cottage, number 21, is accessed through the right end wall from the passage and appears to have been divided into a larger heated room at the front and a narrow rear service room, which includes a stair rising in the rear right corner. The partition wall between the principal and service rooms has been removed. The left-hand cottage, number 19, is entered from the front elevation into a stair hall, with one principal room to the left.

The building is two storeys high and has an asymmetrical three-window front, with the lateral stack on the right side. A 20th-century front door leads into the stair hall, which is located to the left of the stack, and there is a slate canopy above the front door. The windows feature glazing bars, although the ground floor window between the front door and the stack has been replaced with a 20th-century metal window.

Inside, the right-hand room includes a 20th-century grate that may be concealing an earlier fireplace, along with a chamfered cross beam featuring run-out stops and exposed joists. Mortices in a plain axial beam indicate where a former partition once stood. The left-hand room has a higher ceiling, which may have been raised. A straight stair with stick balusters connects the two rooms. The principal rafters visible on the first floor are straight and may be replacements from the 18th or 19th century, coinciding with the change of roofing material from thatch to slate. This building is part of a row of vernacular houses in Sandpath and holds group value with the nearby church.
