BROADCLYST WESTWOOD Pratt's Farmhouse

GV II Former farmhouse. Early C18. Cob, stone plinth, rendered under gabled-end thatched roof. A three-room through passage plan. Two storeys.

Front: four window range, the whole formally arranged; doorway left of centre between two two-light windows, one three-light window to right, all timber casements, C19. First floor windows: three three-light and one two-light windows, chamfered mullions, eight leaded panes to each light with glazing bars. The third upper window retains its original semi-circular catch-lock. External end stacks with brick shafts.

Rear: C20 lean-to occupies central third of elevation; doorway but no windows; rear internal lateral stack.

Interior: right-hand end room with fireplace, timber lintel, chamfered with hollow step stops. Middle room with cross beam, chamfered, no stops.

Roof: six principals, double collars, side-pegged; apex cross and pegged; purlins to rear of trusses.
