Description

Nos. 32, 33 and 34 are a group of three terrace houses, built between 1764 and 1770, with alterations made in the 19th century. They are situated on the south side of New King Street and return to Stanhope Place. The houses are constructed of limestone ashlar, with some rubble at the rear, and have slate roofs, with some double Roman tiles to the rear.

The plan incorporates generous town houses with a deep mansard roof, which is lower on No. 32 than on the other two houses, with the main entry and staircase located to the right. The houses are three storeys high, with an attic and basement, and each is a single bay wide. All windows are sash windows. No. 32 has a wide three-light dormer above paired sashes in splayed surrounds, with twelve-pane glazing to the second floor and plain glazing below. The ground floor windows have a two-pane configuration, and there are two twelve-pane windows in the basement above ground floor level. The front door is a six-panel door within an architrave and cornice. A stack is located to the left, sharing a steep coped party wall with No. 31. No. 33 has a two-light dormer with paired sashes, all plain, and a balconette to the first floor. The basement follows a similar pattern to No. 32, with a door and doorcase of matching design. A stack is present to the left. No. 34 has a two-light dormer above a tripartite sash window with an eight:twelve:eight-pane configuration to the second floor and plain glazing to the first floor, incorporating a balconette. There are paired sashes to the ground floor and a twelve-pane window plus a door to the basement. The main door, located on the extreme right, is within a Doric doorcase with a complete entablature and pediment. A stack is situated to the right.

All three houses are finished with a platband above the ground floor, a modillion cornice, a blocking course, and a parapet that returns to the side. There is a straight masonry joint between Nos. 31 and 32, at which point terrace steps rise. The roof returns as a hipped mansard. A lead downpipe is positioned between Nos. 32 and 33. The return elevation to Stanhope Place features a two-light dormer above a three-bay elevation, with a blind light and two twelve-pane sashes to the second floor, three plain sashes to the first floor, and two plain sashes to the ground floor. The rear elevations have a single dormer to each, above staggered plain sashes, with small extensions at lower ground level. The interiors have not been inspected.

Subsidiary features include simple railings on a stone curb, enclosing the basement areas and returning at the doorways. The end houses within the longer terrace display a broad consistency of detail, although elevations vary. The construction appears to have been undertaken in sections, marked by straight joints.
