Description

Reed Place Farmhouse is a late 17th century or early 18th century farmhouse that has been converted into a pair of houses. The ground floor features red and grey brick in Flemish bond, while the first floor is tile-hung. The right gable end displays exposed timber framing with brick infilling and lacing pieces at the ground floor, along with weatherboarding on the first floor. The building has a plain tile roof and a lobby entry plan consisting of three timber-framed bays. It stands two storeys high with a garret on a brick plinth and has a half-hipped roof. A multiple red and grey brick ridge stack is located at the left end of the central bay. The fenestration is irregular, comprising three casements: two three-light and one central two-light. There is a plain door with a rectangular light situated beneath the stack, and a rear lean-to is also present.

Inside, the farmhouse features exposed timber framing, a chamfered axial beam, bevelled joists, and a plain brick fireplace with a niche and wooden bressumer in the right ground-floor room. A similar but smaller fireplace is found in the left room. The rear wall of the first-floor room includes a curved tension brace with plastered straw daub infilling. The stairs are located behind the stack, and the principal posts have relatively small gunstock jowls. The roof structure consists of staggered butt purlins.
