Description

These are substantial townhouses built in phases between 1776 and the 1930s, with more recent work completed in 2015-2020. The site was entirely rebuilt behind retained façades as part of a residential redevelopment scheme by PDP London. The buildings have a principal façade to Queen Anne’s Gate, with return elevations to Dartmouth Street and Carteret Street. The residential apartments at the rear are excluded from the listing.

The exterior is predominantly red brick with a consistent dark stain, and red-brick arches over the windows. The four-storey elevation, which includes a basement and a dormered mansard rebuilt in 2015-2020, is made up of several phases. The western seven bays facing Queen Anne’s Gate and the two return bays to Carteret Street date to 1776, representing the original extent of 8 Park Street. The eastern four-bay range was built in a matching style by Ambrose Poynter. This section steps forward slightly, with a canted corner at the junction with Dartmouth Street, the single return bay being a recent addition. A stucco string course runs above the ground and second floors along Queen Anne’s Gate, and a projecting cornice sits above the third floor. The dormered mansard is set back behind. The entrance to Queen Anne’s Gate, in the easternmost bay of the earliest phase, has a richly carved surround with pilasters and a segmental pediment. This features the Cubitt family crest and motto 'felix qui prudens' (happy is he who is prudent), flanked by two labourers, added between 1930 and 1931 by the Cubitt Building Company. All sash windows and frames were replaced during the 2015-2020 redevelopment.

The interior is entirely modern, with no historic fabric retained and excluded from the listing.

Cast-iron railings run along the front of the building, mostly dating from the late 19th century, though the extension into Dartmouth Street is more recent. The modern single-bay return section of the façade to Dartmouth Street and the street-facing pitch of the mansard form an integral part of the façade and are included in the listing.
