Description

Moat Farmhouse is a farmhouse dating from the mid-16th century, with a small brick wing added to the rear in the 19th century. The building is timber framed and plastered, topped with a pantiled roof featuring glazed black tiles at the front. It stands two storeys high with an attic and has a jettied first floor at the front. The layout consists of three cells and originally included a cross-passage entry. The windows are small-paned casements from the 19th century.

The timber frame is of high quality, featuring heavy, closely spaced studwork and tension-bracing. Both the hall and parlour boast fine ceilings with fully-moulded beams and joists, which have run-out stops; the moulding continues down the storey posts. In the hall, the moulding stops at the cross-passage, where a screen once stood. There are two original first-floor windows with chamfered mullions, and evidence suggests there were more. The roof has two rows of unstaggered butt purlins, marking it as an early example of this construction style.

At the time of the survey, the house was undergoing gradual renovation, which included rebuilding the internal stack and removing the attic floor joists along with part of the first-floor structure at the service end. The fine linenfold panelling that was once on the first floor is currently in storage and is planned to be reinstated. The farmhouse is situated on a moated site.
