Description

King's Court is a late 18th century and early to mid 19th century office and warehouse complex, now converted into flats and offices. It was restored and an attic storey added in 1990. The buildings are constructed of red brick with ashlar dressings and artificial slate roofs. They are situated on a rising slope, backing onto a sandstone cliff containing caves.

The north front, facing Commerce Square, is three storeys with a 14-window range arranged as 7:4:3. The windows are replacements with 12 panes of glazing bar in sash windows, set within brick flat arches. Doorways are framed by brick round arches, featuring replica four-panel double doors and fanlights. A recessed central section, four windows wide, is flanked to the right by a doorway. A western block of three windows incorporates a single-bay return and a doorway. The eastern block, seven windows wide, features two doorways. The rear elevation, on Cliff Road, comprises three blocks. The main block is eight storeys high with a 14-window range. It has a rendered basement with 8 modern openings, a fourth-floor sill band, a moulded cornice, and regular fenestration on the upper floors. To the right is a slightly recessed block of the same style, five storeys high with a 4 x 4 window arrangement. To the left is another set-back block, rising from the cliff, five storeys high with a five-window range, featuring sill bands on the lower floors, an eaves cornice and a parapet. The upper part of this block forms the irregular west side of Commerce Square.

The interior has been remodelled, with a notable mid 19th century stone cantilever winder staircase with a cast-iron balustrade situated in the upper part of the east block. Caves are exposed at various levels within the glazed-in space between the buildings fronting Cliff Road.
