Description

This is a marine villa, now used as flats, built in 1847. It is situated in Lytham, on the north side of East Beach. The building is constructed of red brick in a Flemish bond pattern, with sandstone dressings and a slate roof.

The villa has an irregular single-fronted plan, connecting to number 10 to the left. It is two and a half storeys high, with a gabled one-window façade. A large two-storey stone canted bay window occupies the front, featuring wooden casements and a 20th-century balcony above an altered attic window in the gable. The gable features coping stones with kneelers. A ridge chimney is shared with the adjacent number 10. The right-hand return wall steps out, with a flat-roofed porch in the angle. This porch incorporates a Tudor-style doorway and a parapet with a worn datestone indicating the year 1847. A gabled wing on this side contains 20th-century canted oriels on three levels.

The villa forms a group with number 10 to the left, and numbers 12 and 12A to the right, and is part of a significant seaside development of villas and boarding houses.
