Description

These are a pair of marine villas, built in 1838 and slightly altered since. They are located on the north side of East Beach, Lytham, and are known as 12 Pinewood and 12A Fountain House. The construction is brown brick in Flemish bond, with sandstone dressings and a slate roof. The buildings consist of a rectangular front block with separate rear extensions. They are built in a simple Georgian style.

The two-storey villas have an attic and originally had three and two windows respectively, though the arrangement has been altered. A first-floor sill band, plain frieze, and moulded gutter cornice are present. The windows are mostly twelve-pane sashes with margin panes; the ground-floor windows are generally paired, but with some variations – the third window of No.12 is a casement, and the windows of No.12A are slightly more widely spaced. Gable chimneys and a square ridge chimney, marking the junction of the two properties, are features of the exterior. The gable walls have similar window arrangements to the front facades. Round-headed doorways have stepped surrounds, inset quarter-columns, panelled doors, mutuled lintels, and fanlights with radiating glazing bars. No.12 has a 20th-century bay window and two triangular oriels.

The interior of No.12 features an open-string staircase with stick balusters. The front rooms are interconnected by sliding panelled and glazed doors.

Historical records indicate that these villas were likely the earliest marine villas built on Lytham Beach, then known as Beach Parade East.
