18, 20, and 22 Newmarket Street in Ayr is a later 18th century tenement building that was altered in the mid-19th century. It is two stories high with an attic and features three bays. The exterior is rendered with rubble on the sides, and the first-floor windows have chamfered surrounds and cills.
The entrance elevation faces southeast and includes a central entrance with a timber door and a letterbox fanlight. On either side of the entrance are shopfronts; to the left is a glazed timber door and to the right is a shop window. The shopfront to the left also has a central glazed timber door and a letterbox fanlight, flanked by shop windows. The first floor has regular fenestration, and there are two piended dormers in the attic.
The first-floor windows are plate glass timber sash and case, while the attic windows are four-pane. The roof is covered with grey slate and features coped brick stacks with circular cans. The interiors were not seen in 1998.
