Viewlands, Rosebank Road, Rattray

Viewlands is a house located on Rosebank Road in Rattray, dating from the earlier to mid 19th century. It is a two-storey, three-bay, L-plan structure built of squared red sandstone rubble, featuring stugged ashlar dressings, although some margins have been replaced with cement. The house has a deep base course.

The southeast elevation is symmetrical, with the central bay on the ground floor showcasing a consoled cornice above a pilastered and pedimented doorpiece. This doorpiece includes a deep-set panelled timber door and a plate glass fanlight, flanked by windows. The first floor exhibits regular fenestration.

On the southwest elevation, there is a broad gabled bay to the right, featuring a French window to the left and two windows on the first floor. The bay to the left has a single window on each floor.

The northwest (rear) elevation includes a gabled bay to the right of centre, with a small window to the left on the first floor. There is a return to the left that has a door on the left and a window on the right at ground level, along with a bipartite stair window to the left on the first floor and another window to the right. A set-back bay to the left of centre has a window on each floor, though the ground floor window has been altered.

The northeast elevation features a single window to the left at ground level. The house has timber sash and case windows with 10- and 12-pane glazing patterns, characterized by a dominant vertical astragal, except for the right gable and the altered window on the northwest. The roof is covered with grey slates, and there are coped ashlar stacks with polygonal cans, along with square-section cast-iron downpipes.

Inside, the house boasts a good decorative scheme, including decorative plasterwork cornices and ceiling roses, as well as working panelled timber shutters. There is a fine screen door with two round-headed lights, flanked by similar lights and square-headed top lights, leading to a stone-flagged stair hall. This hall features decorative cast-iron balusters on a dog-leg staircase and a cantilevered first-floor landing. A timber fireplace on the ground floor in the southwest room is likely a replacement.

An ancillary building on the property is a single-storey, rectangular-plan structure made of rubble, with a piended slated roof, top-opening windows, a modern rooflight, and a garage door.

The boundary walls consist of semicircular-coped rubble, complemented by pyramidally-coped square-section ashlar gatepiers.
