31 James Street, Perth

31 James Street is a mid 19th century single-storey and attic cottage featuring three bays and a central pilastered doorpiece. The exterior is constructed of squared and coursed rubble with contrasting painted margins, while the rear is finished in rubble. It has a base course and an eaves course, with raised cills and aprons to the ground floor windows. The central entrance consists of a four-panel timber door topped by a two-light fanlight. The cottage includes a pair of piended dormers and has a single-storey extension at the rear with a timber boarded door.

The ground floor is fitted with 12-pane timber sash and case windows, while the attic has 6-pane timber sash and case windows. The roof features stepped skews and moulded skewputts, along with gablehead stacks that have some decorative cans.

Inside, as observed in 2009, the original room layout remains largely intact. There is a curved timber stair with decorative iron balusters and a timber handrail, along with some simple fire surrounds and a recessed range opening in the kitchen.

The boundary wall to the east, north, and south consists of a low, coped rubble wall along the street, with taller, coped rubble walls to the north and south.
