40 James Street, Perth

30 James Street in Perth is a mid-19th century, two-storey and attic terrace building with seven bays, featuring a mix of houses and flats that are positioned flush to the pavement. The structure is constructed from squared and coursed rubble with smooth margins, and some sections have contrasting paint, while the rear is finished in rubble. The windows have raised cills.

On the left side, there are three bays (Nos 34 and 38). Number 34 features an Ionic-pilastered doorpiece with a six-panel timber entrance door and a rectangular fanlight above. There is an external stair at the rear providing access to the upper flat, and it has a pair of piended dormers.

On the right side, there are four bays with a central, three-bay Ionic-pilastered doorpiece that includes a central consoled pend leading to No 38. The entrance doors here are non-traditional. This section also has a pair of piended dormers.

The building predominantly has replacement plate glass timber windows, although No 38 retains some 12-pane timber sash and case windows. The roof is covered with grey slates, and there are gablehead stacks.
