44 and 46 James Street in Perth is an earlier 19th-century, two-storey house with an attic, currently divided into flats as of 2009. The building has a symmetrical three-bay façade with lined out concrete render on the street and south elevation. It features a central doorpiece with an architrave and concave reveals, leading to a four-panel timber entrance door topped by a semi-circular fanlight with a fan glazing pattern. There are two canted dormers on the roof and an external semicircular stair tower at the central rear, which has a conical roof. A later box dormer has been added to the rear. To the far right, there is a rubble gateway that leads to the rear of the property. The windows are predominantly 12-pane timber sash and case, although the attic windows have been replaced. The roof is covered with grey slates, and there are brick gablehead stacks.
