Description

This early 20th-century factory is located at 28-32 Ballot Road in Irvine. It features a multiple gable fronted design with an irregular plan, forming a roadside block within a factory complex. The front is constructed of yellow facing bricks, while the sides and rear are made of common bricks. The building has a battered base course and round arch windows.

On the northwest elevation, there are ten gable end bays arranged in a 9-1 pattern. Six of these bays contain bipartite windows with an oculus above. There is a single window with a segmental arch doorway off-centre to the left, and another single window with a large segmental arch window in the third bay from the right. The entrance door is located in the second bay from the right, and there is a window formed from a blocked and lintelled entrance in a small bay to the right. The heads of the windows, oculi, and ventilators are accented with brick voussoirs.

The northeast elevation features a blank end wall, with subsequent bays extending further to the east. The southwest elevation has later harling and irregular modern windows on the original block to the left, with additional bays and outbuildings extending to the east. The southeast elevation shows the gable ends of the ten bays, with an irregular appearance partly obscured by outbuildings.

The windows are bipartites with 21-pane timber sash and case glazing. The "Northlight" roofs are partially glazed and partially covered with grey tiles, featuring timber barge boards with mouldings. The interior was not seen in 1997.
