Description

Balbie is an earlier 19th century, two-storey, three-bay house with a rectangular plan and a piend roof, featuring single-storey extensions. The exterior is finished with painted harl, accented by painted stone margins and quoin strips, a base course, and a chamfered surround to the doorcase, which has a canopy above.

The south elevation is symmetrical, with a central door flanked by windows, and regular bays on the first floor. To the left, there is a small single-storey pavilion with a window. The north elevation includes a central single-storey extension with a stair window above, and windows in the flanking bays on both floors, along with a door and window in the single-storey extension to the right. The east elevation features a window on the outer right at both floors, with a recessed extension to the right that has a door on the right and a window on the left. The west elevation has a recessed extension to the left, with a door in the centre and another door to the right.

The windows are primarily timber sash and case with a 12-pane glazing pattern, although modern plate glass has been used for the ground floor on the north side and in the extensions. The roof is covered with modern rubberoid tiles, featuring clay ridges, and there are dressed ashlar coped stacks with some chimney cans.

Inside, there is a curving stone staircase with decorative cast-iron balusters and a timber handrail. The property is enclosed by random rubble boundary walls topped with keel-shaped coping, which surround Balbie Farmhouse and include a gateway in the south perimeter.
