Beach House, 41-43 Beach Crescent, Broughty Ferry, Dundee

Beach House comprises two earlier 19th-century semi-detached town houses, now likely divided into four dwellings, located on Beach Crescent, Broughty Ferry, Dundee. The houses were probably converted into separate residences around 1860. They are built with an ashlar facade, with a rear of snecked rubble and side walls of squared coursed rubble, and have a slate roof. The windows are predominantly 12-pane sash and case, with 4- and 8-pane sashes in the dormers. Some windows have mixed glazing, and a few have been replaced with incongruous uPVC.

The south elevation features two moulded and pedimented doorpieces, each with consoles and fanlights, approached by stone steps with iron railings. Four basement windows are present, with a band course marking the raised ground floor level. Four windows on the raised ground floor and six on the first floor possess moulded architraves and cornices. Four canted dormers are situated on the south side. Cast-iron downpipes and a decorative hopper are located centrally on the facade.

The north elevation, which faces King Street, mirrors the south elevation's design, but includes margined doorpieces and fanlights at the centre of the first floor, approached by a long flight of stone steps with iron railings over a round arch. Two skylights are set into the ridge.

The houses were depicted on James Leslie’s Map of the River Tay from 1849. Staircases at the north elevation are shown on Ordnance Survey maps from 1860-62. The property is enclosed by a low ashlar wall.
