Description

3 Abertay Gardens is a two-storey, roughly L-shaped Modernist house designed by James Reginald Parr and Partners in 1967. It is situated on steeply sloping ground within the former garden grounds of Abertay House. The exterior features grey and pink brick with metal-framed windows, including full-height corner glazing in the living area and study below. A heavy timber front door is sheltered by a timber canopy.

The interior, as seen in 2013, remains largely unaltered and reflects the characteristics of its era with an open-plan layout and modern materials. Most interior spaces have exposed brick walls, contrasting with white plaster ceilings and varnished teak paneling. The open-plan dining and living areas lead to the master bedroom, bathroom, and second bedroom, which are accessed via a recessed sliding timber door from the living area. Varnished teak fixtures and fittings are present throughout, including a partition screen of pivoting timber slats between the reception hall and dining area, as well as fitted cupboards in the dining area. There is a brick plinth leading down to a study/playroom and three additional bedrooms, which feature fitted timber wardrobes and cupboards. The house also includes a rear hall and utility room.

The garage is a single-storey structure with a flat roof, constructed of pink and grey brick. It features varnished teak doors and a canopy, an up-and-over door facing the road, and a projecting timber canopy. Additionally, there is a remote-controlled sliding timber door on the west elevation.
