49, 51, 53 Lothian Street is an early 19th-century, three-storey and basement classical tenement. It features four bays and five arcaded openings at the ground floor, set back slightly from the street line. The building is constructed of ashlar stone, polished at the ground level and droved above. It has a base course, a band course between the floors, a cill course at the first floor, an eaves cornice, and a blocking course. The façade is regularly fenestrated, with stone cills at the second floor. The entrance includes a timber panelled door with a radial fanlight, and there is a small projecting full-height tower at the rear.

The ground floor has fixed 12-pane rectangular timber windows with semi-circular top-hoppers, while the upper floors feature plate glass in timber sash and case windows. The roof is a double pitch covered with grey slates, with straight skews and a corniced ashlar end stack.

Inside, the tenement stair has granolithic steps, cast iron balusters, and a timber handrail, along with a lift. The flatted apartments have four-panel timber doors and timber window shutters. There are small WC rooms off the half landings on the stair, which form part of the tower at the rear elevation.
