Description

12, 14, 16 Smith's Place is a mid 19th century, three-storey, nine-bay classical tenement building located in Edinburgh. The building features a sandstone ashlar frontage, which is droved at the basement, first, and second floors. There is a band course at the principal and first floor levels, along with a cornice and blocking course at the eaves. The principal floor has rusticated masonry, with voussoirs above the door and window openings. The entrance doors are located in the third, fifth, and seventh bays. The fenestration is regular, except for a window in the eighth bay, which is offset to the right, and there are narrow windows in the third and ninth bays.

The east elevation consists of a blank rubble wall with a symmetrical double gable arrangement and apex stacks. The building has timber sash and case windows, all four-pane, except for plate glass at the first floor in the sixth to ninth bays and six-pane windows with iron bars in the basement. The entrance doors are four-panelled with rectangular fanlights above, and there is a four-panelled basement door in the third bay, along with a modern door in the seventh bay. The roof is a grey slate M-roof with a rectangular cupola over the common stair, and cast-iron downpipes frame the facade. The stacks are cement rendered and coped, with circular cans.

Inside, there is a stone common stair with a timber handrail and cast-iron balusters. Stone steps lead to the entrance doors, which have iron handrails. A rubble dwarf wall with a concrete cope borders the street, topped with modern iron railing.
