27-29 Dublin Street, Edinburgh

2A-4 Albany Street is a terraced tenement building designed by Thomas Bonnar in 1815. It stands four storeys high with a basement and features five bays on a corner site. The exterior is constructed from broached ashlar sandstone, with polished ashlar used for the principal floor and basement. There are band courses between the basement and principal floor, as well as between the principal and first floors. The building has projecting cills on the first, second, and third floors, and a cornice with a blocking course at the third floor. The entrance is accessed via ashlar steps and entrance platts that overhang the basement.

On the south elevation, the principal entrance consists of a panelled timber door with a multi-pane rectangular fanlight above, located centrally on the principal floor. This entrance is flanked by a pair of two-bay shop fronts featuring plate glass windows and panelled timber doors with plate glass rectangular fanlights on the outer left and right. The upper floors have regular fenestration, as does the basement.

The west elevation, facing Dublin Street, also has regular fenestration across all floors. However, there are blind windows in the outer right bay and the penultimate bay from the right on the first, second, and third floors. The basement includes a five-bay restaurant on the left, which has a glazed door and plate glass windows, while the right side features a two-bay shop front with a glazed door and plate glass window.

The northeast and east elevations adjoin other terraces, which are listed separately. The building predominantly features 12-pane timber sash and case windows, a grey slate roof, and cast-iron rainwater goods. There are rubble ridge, wallhead, and gablehead stacks, along with a rendered shouldered wallhead stack that is coped and has circular cans.

The interiors were not seen in 1997, but there is some evidence of working panelled shutters. The property is also enhanced by ashlar copes topped with cast-iron railings featuring spear-headed balusters and urn finials.
