48A Lauder Road, 48, Edinburgh

This building, located at 48A Lauder Road and 48 in Edinburgh, dates from around 1875 and is a two-storey, two-bay rectangular-plan villa that was subdivided in 1949. It features squared and snecked rubble, along with finely stugged and coursed ashlar with polished dressings on the entrance elevation. The design includes base and eaves courses, quoin strips, a bracketed cornice, and windows with raised surrounds and chamfered arrises, with segmental arches at the first floor.

On the entrance elevation, there is a recessed stone porch on the outer left side, which has a deep-set panelled door and a depressed-arched plate glass fanlight above. The doorpiece is pilastered, with carved capitals and consoles over triglyphs that support the cornice above. To the left, there is a corniced tripartite window with a single window above, and to the right, a full-height canted bay with a dividing cornice.

The north elevation is blank and has a two-storey near-contemporary extension adjoining it, which is connected to a slate-roofed garage. The south elevation features a window at the first floor and a later forestair leading to the first floor entrance, which was formerly a stair window.

The villa has plate glass sash and case windows, a grey slate piended roof with lead flashing, moulded eaves guttering, and four shouldered and corniced stacks with octagonal cans.

The interior was not seen in 1990. Additionally, there is a small greenhouse that is wood-framed, featuring some etched glass panels above a boarded base and wooden finials.
