22-26 Nicolson Street, Edinburgh

22-26 Nicolson Street is a Classical tenement building dating from around 1790. It has four storeys and an attic, with shops on the ground floor that have been altered, and a basement to the left. The front is finished in droved ashlar, while the rear is constructed of rubble. A dentilled cornice decorates the ground floor, and there is a moulded cornice above. The windows have raised cills, and the building features a later mansard roof with dormers. Shallow steps lead up to a central boarded timber entrance door, which has a fanlight above it. At the rear, there is a projecting central bowed wing.

The building displays a variety of glazing patterns, including some 12-pane timber sash and case windows, some plate glass sash and case windows, and other non-traditional windows. The shops have plate glass windows, and the roof is covered with grey slates.
