9, 10, 11 South College Street is a Classical tenement building from 1790, featuring five storeys and an attic, with four bays and shops on the ground floor. The structure is built of ashlar and includes decorative band courses, raised cills, and a cornice. The central entrance is round-arched and has a four-panel timber door that leads to the flats above. On the right, there are flanking shops with timber fascias and recessed entrance doors, while the shop on the left boasts a timber consoled cornice and slim mullions. The building is topped with a pair of piended dormers.

The windows are predominantly 12-pane timber sash and case with horns, and the ground floor features plate glass. The roof is covered with grey slates and has gable stacks.
