Description

Newlands is a 2-storey, asymmetrical detached villa located at 2 Bonaly Road in Bonaly, Edinburgh. The design is attributed to Sir Robert Lorimer and was executed by Robert R Grieve in 1910. The villa features a 2-bay stepped frontage to the north and an enclosed courtyard area to the south, topped with jerkin-headed roofs. The exterior is finished in painted render, with most windows having red sandstone cills.

On the north elevation, there are 2 bays. The right bay projects forward and includes a segmental-arched half-glazed timber panelled door at the center, flanked by sidelights. To the left of the door is a segmental-arched bipartite window, while a tripartite window is located above on the first floor. There is also a small window on the first floor to the right return. The left bay features an advanced 5-light canted window at the ground floor and a tripartite window above.

The east elevation has a gabled bay at the center, which includes an advanced 4-light canted window with a red tiled cill at the ground floor and a segmental-arched bipartite window above.

On the south elevation, there is an advanced jerkin-headed bay to the right with French doors beneath a polygonal canopy and a tripartite window above. To the left is a slightly recessed 2-bay section, which includes a slate-hung 2-window flat-roofed dormer on the first floor (attic). The ground floor features an advanced partially roofed walled courtyard with ashlar coped walls and a central 2-leaf fully glazed door.

The villa predominantly has 6-pane timber casement windows, with asymmetrically placed coped and rendered stacks topped with red clay cans. The roof is covered with graded grey slate.

The property is enclosed by a coped rubble boundary and retaining wall along Woodhall Road and Bonaly Road, featuring a decorative 2-leaf cast-iron gate.
