Description

12 Wellington Place in Edinburgh is a four-storey and basement, three-bay Baronial tenement built around 1870. The building is constructed from cream sandstone with coursed and squared stugged rubble and droved dressings, while the northeast elevation is made of brick. It features stop-chamfered reveals, ashlar mullions, and iron tie-plates.

On the southeast (front) elevation, the center bay projects outward above the first floor, supported by a stepped corbel course, and culminates in a crow-stepped gable with an apex stack. The former pend at the center has been infilled with a modern shop doorway. There is a tripartite window at the first floor, with single windows on the second and third floors. The left bay includes an entrance to the common stair at ground level, which has a broad surround with a bracketed overdoor, a corbelled frieze, and a cornice that extends over a blank panel, along with a panelled door. This bay also has a single window at the first floor and bipartite windows above, with a gabled dormer head at the third floor just breaking the eaves. The right bay features single windows on the ground and first floors, with bipartite windows above, and similarly has a gabled dormer head at the third floor.

The building has timber sash and case windows with four-pane and plate glass glazing, and a grille at ground level. The roof is slate, with an apex stack and a brick wallhead stack on the northeast gable. It also has a moulded eaves gutter and ornamental gutterheads.

Inside, there is a stone turnpike stair leading to the tenement.
