Description

This building at 23 Mortonhall Road in Edinburgh, dating from around 1890, is a single-storey villa with an attic and basement, situated on sloping ground. It has a near rectangular plan and is constructed from squared and snecked sandstone, featuring contrasting polished ashlar dressings. A dividing band course separates the basement from the ground floor, and the eaves are adorned with overhanging bargeboards.

The north entrance elevation has three bays. There are steps leading up to a doorway in the central bay, which has an architraved surround and a cornice, with a vesica window above it. To the right, there is a window that returns to the side. The third bay features a full-height canted window at the corner with a polygonal roof. The outer left bay has a corniced tripartite window at ground level, with a corniced bipartite window in the gablehead above, topped with a scrolled and finialled pediment. A small window is located between the second and third bays.

On the west elevation, there is a single window at the principal floor in the gabled bay to the outer right. The east elevation includes a flat-roofed garage at ground level to the outer right, with irregularly arranged fenestration and small-pane sash and case windows. The roof is covered in grey slate, featuring a corniced gablehead stack on the west side, corniced wallhead stacks on the east side, terracotta ridge coping, and dormers on the north and east sides.

The boundary walls consist of a low coped wall along the street, high coped mutual and boundary walls, and stone balustrades leading down to the rear garden.
