118-120 Lauriston Place in Edinburgh is an earlier 19th-century classical tenement that stands four storeys tall with a basement and features three bays. The building is constructed of polished ashlar and has cill bands at the first, second, and third floors, along with an eaves cornice. The facade is regularly fenestrated, with windows that have moulded surrounds and panelled aprons. The entrance includes a timber panelled door topped with a plate glass fanlight and a Greek Doric doorpiece, accessed by stone steps that lead to a basement recess.

The windows predominantly feature 4-pane glazing in timber sash and case style. The roof is adorned with corniced ashlar stacks that have circular cans.

Additionally, there is a boundary wall with spear-headed cast-iron railings on a low stone wall that encloses the steps and basement area.
