Description

Benoni is a pair of mirrored semidetached houses located at 11 John Street, Portobello, Edinburgh, built in 1904 with later alterations. These two 2-bay houses feature French-Baronial detailing and are constructed of stugged ashlar with polished ashlar dressings, while the side elevations are made of blank rubble. The design includes a base course, a band course at the canted windows, a moulded cill course, a decorative apron, and raised quoins.

On the northwest elevation facing John Street, there are panelled doorpieces with stylised curvilinear pediments above the central bays, and each house has panelled doors with plate glass fanlights above. The first floor features shouldered windows, and the outer bays have full-height canted windows with stop-chamfered arrises. The eaves are corbelled to square, adorned with stylised curvilinear gables similar to those above the doors, and each gable has a central stone tablet.

The southeast elevation at the rear has a flat-roofed extension that is rendered and painted, along with a lean-to single-storey addition. The windows are timber sash and case, with plate glass in a 4-pane configuration at the rear, and each house has a rooflight at the back. The roof is covered with purple slate, featuring coped skews and terracotta toothed ridge tiles, with a slate lean-to on the single-storey addition. There are apex stacks and a wallhead coped stack at the centre of the rear.

The interior was not seen during the last inspection in 1994. The boundary walls are made of stugged ashlar with coping and are now topped with modern railings.
