Description

31-33 Duddingston Mills is a two-storey, four-bay tenement built in 1914, designed by T G Leadbetter, J M Fairley, and R S Reid. The building is arranged in an L-shape and features a harled exterior. It has a forestair leading to the upper flats, crow-stepped gables, gablet-heads on the dormers, and doors for the upper flats. There is an advanced gabled wing at the west end of the northwest (principal) elevation.

On the northwest elevation, there is an elliptical arched opening beneath the forestair that serves as a porch for the ground-floor flat. This opening is flanked by two small windows on the left and one on the right, all located under the forestair. The first floor has two gablet-headed doors in the center and a gablet-headed dormer to the left. The advanced wing features a sash and case window at the center of each storey.

The southeast (rear) elevation displays irregular fenestration on the ground floor, with a modern extension to the right. The first floor has a central gablet-headed dormer flanked by paired windows beneath the forward-facing crow-stepped gables.

The southwest elevation shows a gable-end that rises to a chimney stack, with an off-centre sash and case window on each storey. There is a single gablet-headed dormer on the first floor of the wing.

The building predominantly features 12-pane sash and case windows. The original semi-glazed door is located at number 31, while the other flats have modern doors. The roof is covered with graded grey slates, and it has plain stacks and cylindrical cans.
