25 Grove Street, Edinburgh

25 Grove Street is a three-storey over basement, nine-bay symmetrical tenement block built in 1822, with later alterations. The building features droved sandstone ashlar on the basement and upper floors, while the ground floor has polished V-jointed sandstone ashlar rustication and polished dressings. There is a band course between the floors, a cill course at the first floor, and a cornice with a blocking course at the eaves. The entrance is accessed by ashlar steps and an entrance platts that oversails the basement.

The principal elevation is arranged in a 4-1-4 bay configuration. At the ground floor, there is a timber panelled door with a large rectangular fanlight above it in the central bay, while the basement has a blocked bay in the centre beneath the entrance platts. The left four-bay group features a replacement timber panelled door beneath the entrance platts in the bay to the right of centre, a deep-set timber panelled door with a rectangular fanlight at the ground floor, and windows on each floor above. The remaining bays also have windows on each floor, except for the outer left bay, which has no basement window. The right four-bay block mirrors the arrangement of the left group, with a window in the outer right bay at the basement.

The north and south side elevations adjoin No 29 to the right and No 17 to the left, respectively. The east elevation was not seen in 2000.

Some original 12-pane timber sash and case windows remain, while 2-pane timber sash and case windows are found elsewhere. The roof is covered with grey slate and features tall, cement rendered and lined, coped ridge and mutual stacks with cylindrical cans. Cast-iron rainwater goods are also present.

The interiors were not seen in 2000. The property is enhanced by cast-iron fleur-de-lys headed railings, which are plain up the steps to the doors and are set on an ashlar cope to the street.
