Description
30 and 31 North West Circus Place is a house dating from around 1800. It is a two-storey, three-bay rectangular-plan building with a chamfered southeast angle. The ground floor has been altered for use as shops, featuring corniced shop fronts, and there is a single-storey D-plan commercial addition to the southeast. The exterior is primarily constructed of coursed rubble, with squared and snecked rubble at the rear, and includes some polished ashlar dressings and long and short quoins.
The northeast elevation, which is the principal front, has a three-bay shop front on the right side at ground level. This includes a two-leaf, six-panel timber door flanked by plate glass windows. To the left, there is a two-bay shop front with a dentilled cornice, featuring a glazed door in the left bay, a plate glass rectangular fanlight, and a plate glass window. The single-storey corniced addition on the outer left has a part-blocking course and comprises a four-bay shop front with a recessed doorpiece, a glazed door, glazed returns, and a plate glass rectangular fanlight, along with cast-iron gates.
The northwest elevation is adjacent to a terrace, which is listed separately (Nos 25-29 North West Circus Place). The southeast elevation features a gable with the ground floor addition and northeast shop front; the first floor has a modern six-panel timber door on the left, with an ashlar entrance platt and steps leading to the street, and a window to the right.
The southwest (rear) elevation displays irregular fenestration on the first floor and has a felted lean-to addition on the left side at ground level. The building predominantly features twelve-pane timber sash and case windows. The roof is covered with graded grey slate and includes roof lights on the right side of the principal elevation and the right side of the rear. Ashlar skew copes, cast-iron rainwater goods, and rendered gablehead and wallhead stacks with circular cans complete the exterior.
The interiors were not seen in 1997. The property is also adorned with ashlar copes topped with cast-iron railings featuring urn finials.
