Description
26 and 27 North West Circus Place in Edinburgh is a predominantly three-storey terraced tenement built in 1850, featuring twelve bays. To the right, there is an advanced four-storey, four-bay section with a bowed corner bay. The building has shop fronts on the principal floor and is constructed from broached sandstone ashlar. Notable architectural details include a band course between the principal and first floors of No 25, blind aprons on the second-floor windows, a cill course at the second floor of No 25, and projecting cills on the second-floor windows of Nos 26-29 and the third-floor windows of No 25.
On the principal elevation (northeast), the five-bay shop front of No 25 features recessed plate glass windows in four bays to the left, a recessed doorpiece with a panelled door and a plate glass rectangular fanlight. The upper floors have regular fenestration, with blind windows in the third bay from the right at the first, second, and third floors. The principal floor of Nos 26-29 has four corniced shop fronts, including a four-bay shop front to the right with a recessed glazed door in the penultimate bay, plate glass windows in the remaining bays, and a common stair door to the right of centre. To the left of centre, there is a two-bay shop front with a six-panel timber door, a blind rectangular fanlight, and a plate glass window. The outer left features a three-bay shop front with a recessed glazed door flanked by plate glass windows and consoles supporting a cornice. The upper floors have regular fenestration, with blind windows in the sixth bay from the left at the first and second floors.
The west elevation (Gloucester Street) is made of squared and snecked rubble, accented by long and short broached ashlar quoins. The ground floor has a centrally located door and irregular fenestration. The building predominantly features twelve-pane timber sash and case windows, a grey slate roof with an M-roof, and cast-iron rainwater goods. The ridge and wallhead stacks are made of broached ashlar and rendered, coped with circular cans.
The interiors were not seen in 1997, but there is some evidence of working panelled shutters.
